Trim Notice

Dear Property Owner,

We would like to provide an important clarification regarding the recent TRIM notice you received in the mail, and the upcoming property tax bill.

As the final property tax roll is being completed, we would like to clarify that the assessment reflected on the final tax roll will include the approved increased assessment amounts for which you received a mailed notice on July 15th, 2026, from the Heritage Harbour South Community Development District and which were considered and adopted after a public hearing held on August 4, 2026.

The exact assessment amount will vary based on the size of each individual lot and will be reflected on the upcoming property tax bill. Please be advised that the TRIM notice reflects the Heritage Harbour South CDD's FY 2026 assessment amounts rather than the adopted FY 2027 assessment amounts.

Please see the assessment information below, which reflects the applicable assessment amounts by product type you can expect to see on your final tax bill.

We understand that the timing of the recent notice may have caused some confusion regarding the assessment amounts. We appreciate your patience and understanding as the final tax roll is completed, and the appropriate assessment information is incorporated into the property's tax bills.

For residents' reference, this clarification will also be posted on the HHS CDD website. Residents may also visit the Heritage Harbour South CDD website to review the adopted final budget, which reflects the correct assessment amounts.
